Office Building Complex

Our team designed and built a 25,000-square-foot office complex: a 22,500-square-foot office building and a 2,500-square-foot conference center. The project featured a skylighted lobby, private offices, conference rooms and collaborative spaces.

Throughout the integrated design-build project, several challenges occurred. Extraordinary collaboration was essential to the successful completion of the project, which was awarded as typical business operations came to a halt worldwide at the start of the COVID-19 pandemic. The challenges and lessons learned demonstrate the advantage of the partnership on this project. In-person work restrictions required extensive perseverance to collaborate and meet deadlines.

Supply chain issues required adaptive measures to meet the project schedule. Temporary roof layers, temporary exterior building protection and aggressive management of supply chain vendors were examples of extensive efforts to achieve substantial completion. Subcontractor commitments and progress were closely monitored as labor shortages stretched across the region.

Our team fast-tracked the project by developing the civil and foundation packages in advance of the overall building to allow for earlier site preparation and mobilization.

Key Features

The larger building features a skylighted lobby and 107 private, shared and executive offices. The building includes flexible conference rooms, break rooms, a wellness room, restrooms and collaborative spaces. It supports unclassified activities and frees up space for mission-focused team activities.

The smaller building has a lobby with a 12-foot ceiling, conference space equipped with A/V systems, a break room, restrooms, utility rooms and a storage space. The conference room can accommodate up to 100 people and can be divided into two spaces for smaller groups. 

The 2.44-acre site also provides an inviting outdoor environment for relaxation, outdoor meetings, group gatherings and recreation. The design includes benches, cafe tables and chairs, as well as bike racks and bike lockers.

We designed walkways, site lighting, electric charging stations and outdoor collaborative spaces centered around a common courtyard area. The property features accessible parking, accessible pathways, and building elements that comply with the Americans With Disabilities Act.
