Commissioning is a process that allows a facility owner to document that systems work, materials are as expected, and overall project performance meets defined objectives and criteria.
We have built a commissioning team that specializes in focusing on the key aspects of a facility’s design that rank highest in importance with you, the facility owner. Our experience includes applying commissioning principles to all types of facilities, from commercial real estate to industrial plants.
Commissioning Applications
Commissioning can be applied to new construction, existing facilities that were never commissioned (existing building commissioning), or on an ongoing basis (ongoing commissioning) rather than a periodic refresh. It can apply to traditional facilities systems — HVAC, controls and electrical — as well as a range of emerging systems (building envelope, renewable power, information technology) and nontraditional systems (packaging lines, wastewater treatment and power turbines).
We have an in-depth understanding of how commissioning integrates with sustainable design, including the implementation of measures to qualify for mandatory credits and enhanced commissioning credits under the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) program. We can help projects achieve points for monitoring-based commissioning (MBCx), including developing a MBCx plan and implementing it. Our LEED Accredited Professionals cover all design and construction disciplines, helping you take advantage of all relevant opportunities.
High-Performance Intelligent Buildings
We can bundle our commissioning, building systems and controls, and ongoing commissioning services, supporting a continuous optimization mindset and an analytics-driven solution to optimize operations, maintenance and energy use practices.
With a vision to help you achieve the full potential of your building, facility and campus infrastructure technology, and operations and maintenance staff, we leverage engineering, construction, operational technology/information technology (OT/IT) and commissioning capabilities to deliver high-performance intelligent buildings.
Throughout a Project Life Cycle
Our commissioning efforts typically include involvement across all project phases: planning, design, construction and startup. By participating actively throughout the life of a project as a strong owner-advocate, our team of commissioning professionals contributes to the project’s success and serves as a conduit of communication and problem-solving among all parties.
Our professionals have commissioned more than $12 billion in new construction. We offer services from across our network of offices, with experience merging commissioning information in major design platforms including building information models, technical commissioning programs and computerized maintenance management systems.
We have team members with all relevant commissioning credentials, from organizations including the AABC Commissioning Group (ACG), ASHRAE and the U.S. Green Building Council. The team’s extensive experience informs your project with industry-leading best practices designed to reduce your costs and maximize your results.
Verifying and Documenting Facility Systems
Our goal is to provide the owner a building that delivers, or exceeds, the performance and energy savings promised by its design.
Ideally, the commissioning process begins before the design phase with planning and condition assessments, continues into the warranty period for a minimum of one year after construction, and prepares your operations personnel to take on the job of operating and maintaining the facility. Our commissioning services can be provided independently or bundled with our full spectrum of planning, design, construction and ongoing services.
Case Study
Correctional Facility Commissioning
Burns & McDonnell
Our firm served as the commissioning manager for the ground up design and construction of a 33-building correctional campus with a comprehensive array of supporting facilities and infrastructure, housing 3,600 inmates and providing more operational space for prison staff. This new campus project is the largest construction project ever undertaken by the State of Utah.
